JOB DESCRIPTION

Maintenance Technician

Basic Responsibilities:

The Maintenance Technician reports to the Maintenance Property Manager, and is responsible for the physical condition and appearance of the community.

Specific Responsibilities:

  • Day-to Day Personal Responsibilities:
  • Responsible for the timely completion of any assigned service requests.
  • Responsible for the daily upkeep of the grounds and common areas of your property, including trash, pet waste, trip hazards and debris.
  • Responsible for informing the Maintenance Supervisor of parts or inventory items needed in a timely manner so as to streamline supply ordering.
  • Responsible for upkeep and maintenance for all company equipment and tools.

Responsible for basic knowledge all aspects of maintenance, which includes but is not limited to:

1. Installation and repair of appliances

2. Plumbing

3. Electrical

4. Carpentry

5. Drywall repair

6. All aspects of A/C and heating

7. Painting

8. Cleaning

9. Flooring

Responsible for inspecting and reporting any curb appeal or safety issues to the Maintenance Supervisor. Smaller projects should be handled in house or by a licensed, insured contractor

  • Responsible to complete turnover tasks assigned by the established deadline
  • Ensure that you are current with assigned Grace Hill Training
  • Pursue additional training opportunities that would be advantageous to your skills contribution to your property and the company
  • Actively pursue all training opportunities required and budgeted, including pursuing EPA and CPO certifications
  • Ensure that you are wearing Personal Protective Equipment required for any given task, such as lifting belts, protective eyewear, gloves, etc., as required.

l. Always provide uniform and friendly customer service to our clientele, and represent the company in a professional manner when dealing with residents, vendors, contractors, co-workers, and guests

# Team Responsibilities:

  • Responsible for assisting the Maintenance Supervisor in coordinating and implementing preventative maintenance schedules and documentation.
  • Ensure updating and accuracy of all snow removal, plowing, Freon, light and pool logs
  • Use the key log system when signing out keys to yourself and / or vendors / contractors
  • Report for scheduled on-call rotation and / or snow removal
  • Follow up on any after-hours emergencies
  • Participate in pre-inspections duties, including cleaning, vacuuming, using air freshener, picking up grounds, etc.; it is a TEAM effort!
